Why register now

The best homes go to buyers who are ready on day one

This is Ellington's first master community, and the first release is likely to move fast. When expressions of interest (EOIs) open, homes are allocated in the order they come in, so the buyers who get the plot and layout they actually wanted will be the ones who were briefed and ready before that day.

That's what your consultation is for. A Serovia advisor takes you through the community, the homes, the payment plan and why Dubai works for international buyers, so when launch comes you're ready to decide.

  1. 1

    Answer four quick questions

Your plans, your budget and how well you know Dubai, so your advisor comes prepared.

  2. 2

    Have your consultation

A one-to-one call or video call with a Serovia advisor, at a time that suits you in the UK.

  3. 3

    Understand the investment

The area, the homes, the 70/30 plan and how buying from the UK works, explained plainly.

  4. 4

    Be ready for launch

If it's right for you, your advisor has everything ready, so you can place your refundable EOI the moment they open.

The project

Ellington's finish, with a garden of your own

How the expression of interest (EOI) works

  1. 1

Place a refundable EOI when they open

EOIs aren't open yet. Your advisor tells you the moment they are, and confirms the amount and terms first.

  2. 2

    Share your ID

A passport copy, plus Emirates ID if you live in the UAE.

  3. 3

    Tell us your preference

Home type, bedrooms and any plot or view preference, shortlisted before release.

When EOIs open, homes are allocated in the order they come in.

Amenities

Pools, parks and sport, a short walk from home

Planned around a green spine rather than a road grid, so the clubhouse, sports courts and play areas are reached on foot.

For UK buyers

Why UK buyers are looking at Dubai

The four points UK buyers ask about most. Your advisor goes through each one and what it means for you.

  • 01

No UAE tax on rental income

The UAE doesn't tax personal income, including rent. UK tax may still apply depending on your residency, so take advice on your own position.

  • 02

A currency pegged to the dollar

The dirham has been pegged to the US dollar since 1997, so prices and rent are held in a stable currency.

  • 03

    A route to UAE residency

Property worth AED 2M or more can make you eligible for the 10-year Golden Visa, subject to the criteria when you apply.

  • 04

    Bought without flying out

The EOI needs a passport copy and payments go by international bank transfer. You can visit before you commit, but you don't have to.

FAQ

What international buyers ask us

What happens in the consultation?

A one-to-one call or video call with a Serovia advisor, at a time that suits you. You'll go through the community, the home types, the payment plan and how buying from abroad works, and get straight answers on whether it fits your plans. If it doesn't, your advisor will tell you.

What is the starting price?

From AED 3.2M (about £650k). Ellington confirms prices for each home type at launch. In your consultation, your advisor talks you through what to expect for the home you're considering.

What is the payment plan?

70/30: 70% in stages during the roughly four-year build, and 30% on handover, anticipated in 2030. Ellington confirms the final schedule at launch.

How does the EOI work?

EOIs aren't open yet. When they open, a refundable EOI secures your place, and homes are allocated in the order they come in. You'll need a passport copy (and Emirates ID if you live in the UAE). Your advisor confirms the amount and terms before you pay anything.

Which homes are available?

Two-, three- and four-bedroom townhouses, four-bedroom twin villas and four- and five-bedroom standalone villas, with private pool options on the villas. The final mix is confirmed at launch.

Where exactly is it?

Beside Mira and Reem, behind Arabian Ranches, with direct access to Emirates Road. Ellington publishes the exact plot at launch.

Is “Ellington Master Community” the official name?

Not yet. It's the working name used across the market until Ellington announces the official name at launch.

Can I buy from the UK?

Yes. You don't need UAE residency to buy off-plan in Dubai. The EOI needs a passport copy, payments are made by bank transfer, and your advisor confirms the ownership terms for this community at launch.

Does it qualify for the UAE Golden Visa?

Property worth AED 2M or more can make you eligible for the UAE's 10-year Golden Visa, subject to the government's criteria at the time you apply. Your advisor can explain how this applies to an off-plan purchase.
